Electrical Installation Condition Report (EICR), also known as Electrical Safety Report

Electricity is arguably the most valuable resource we have in our modern society. So whilst electricity is so ingrained into our lives that we can take it for granted and hardly notice it’s there, if there’s an electrical problem, it can be difficult to notice anything else.

EICR is a very comprehensive report that checks the condition of an existing electrical installation against BS7671 standards. As part of EICR we perform a full inspection and carry out several tests to determine the integrity of the installation.

  • Up to 2 Bedrooms – £125

  • 3 Bedrooms – £150

  • 4 Bedrooms – £180

When should I get an Electrical Condition Report?

It is now a legal requirement for all rented properties to have an EICR. This must undertaken whenever there is a change in occupancy or every 5 years.


For buyers, there is no legal requirement to have an EICR carried out, however, it is highly recommended as they ensure your electrics are safe, help identify potential faults or dodgy DIY. 

Installations in a private property should also be tested every 10 years.

Domestic Accommodation (Private)

Change in occupancy / 10 Years.

Domestic Accommodation (Rented)

Change in occupancy / 5 Years.

Residential Accommodation (Houses of Multiple Occupancy, Halls of Residence etc.)
